Access Statement For Little Stints Self-Catering Apartment.



Our self-catering apartment is situated on the ground floor with its own private entrance. We have tried to provide as much information as possible in this access statement, if you have any further questions please feel free to contact us.



·        We have a website.

·        Bookings / enquires can be made via phone, or email.

·        The nearest bus stop is 350 meters.

·        The nearest train station is Kings Lynn 15.5 miles away; taxis are available from the train station.

·        We can arrange for shopping to be delivered on arrival.


Arrival & Car Parking Facilities

·        There is a car park to the front of the apartments with allocated spaces.

·        Car park is gravel, first parking area is sloped, top area is flat.

·        Path from car park is block paved, 1m wide.

·        The entrance has one step 170mm high over the door threshold.

·        Parking is 20m from the entrance.

·        The entrance is reached by passing through car park area.

·        The entrance is signed with the flat number and name Little Stints.



Main Entrance

·        The apartment has its own private entrance.

·        The door is 800mm wide and hinged on the right.

·        The threshold is 170mm high.

·        The keyhole is 1000mm from ground level.

·        The key safe is a combination lock mounted on the wall 1200mm up from ground level.

·        The main entrance opens into the open plan living and kitchen area.



Dining Room and Lounge

·        Flooring is Laminate with one short pile rug.

·        Dining room is open plan with kitchen and lounge.

·        Square table, legs at corners, under space is 63cm, length 1.2m, width 75cm, table height 75cm

·        Table is situated against a wall.

·        4 chairs, padded seat no arms.

·        1 double sofa bed and one easy chair are provided both with arms.

·        Sofa bed, 1.2m wide, height to top mattress 52cm.

·        Non feather pillows and duvet supplied on request for sofa bed.

·        Bedding if required is 50% cotton 50% polyester.

·        Freeview TV with DVD provided with remote control,  Playstation 2 and ipod dock available.

·        All furniture is movable.



·        There is no separate laundry room, but there is a standard sized front loading washer dryer provided in the Kitchen.



·        Door width 74cm, hinged to the right.

·        Double bed provided, 1.5 m wide.

·        Bed height 64cm from floor to top of mattress. (Height can be raised if advised before arrival)

·        Non-feather duvet and pillows provided.

·        Bedding is 50% cotton 50% polyester.

·        Transfer space available to the right of the bed is 70cm, to the left is 100cm.

·        Bed is movable if more space is required to one side.

·        Flooring is Laminate with two short pile rugs.


Bathroom & WC

·        Door width 74cm, hinged to the right, opens inwards to the wall.

·        Bath with flexible shower head and waterfall head, shower controlled by bath taps.

·        Bath height is 56cm, rail fitted to wall at side of bath.

·        Free space in bathroom outside of door swing area is 66cm by 90cm

·        Free space in bathroom with door closed is 1.4m by 97cm

·        Flooring is tile.

·        Toilet seat height is 45cm.

·        Space between toilet and bath is 30cm, space to the left is 70cm

·        There is a colour contrast between floor walls and furniture.

·        Lock release mechanism on the outside of locked door.

·        Bash basin part of built in vanity unit.



·        Worktop height is 91cm.

·        Clear floor area is 1.1 m by 1.5m

·        Access between sofa and table to kitchen area 60cm. (this can be altered with prior notice.)

·        Sink is 91cm high with cupboards underneath, tap situated at back of sink.

·        Hob is 94cm high and electric.

·        Oven door is drop down, height of lowest shelf is 40cm

·        Kitchen is lit with 4 ceiling mounted spot lights and under cupboard lights.

·        Fridge undercounter with freezer box inside.

·        Flooring is Laminate.

·        Microwave, toaster and kettle all positioned on worktop at a height above 92cm.


Grounds and Gardens

·        Grounds are communal, grassed area immediately outside, with patio table and chairs, more formal garden area with paths situated in courtyard area, gardens are not enclosed.
